Purchase and Sale Agreement (PSA):
The PSA will be delivered electronically once an agreement is reached and must be signed by the Buyer within 24 hours of receipt.

Earnest Money Deposit (EMD):
A $1,000 Earnest Money Deposit must be wired to the Title Company within 3 days of PSA execution.

Appraisal Contingency:
An appraisal contingency is available for financed properties. It will be automatically waived if the property appraises at the agreed sale price. If the property does not appraise for the sale price, the Buyer and Seller can renegotiate terms, or the Buyer may cancel the contract.

Closing Date:

For cash transactions: Closing will occur within 15 days of PSA execution.
For financed transactions: Closing will occur within 45 days of PSA execution unless otherwise agreed upon by the Buyer and Seller.
Lease Agreement:
The current lease agreement will be provided to the Buyer at Closing.

Closing Costs:
Closing costs will follow local practices and will include negotiated discounts to help reduce transaction costs for both parties. Final closing costs will be outlined in the settlement statement.
